If no structural engineer is needed, plans are ready to submit to the building department after architecture is complete. If a structural engineer is required, expect 10–30 business days total (architectural + structural combined).
Permit Coordination
We can manage the full permit process — submittal, plan check response, and approval — so your project keeps moving.
How It Works
Scope Review
You share your existing floor plan (or we work from photos and measurements) and describe the scope of work. We confirm what permits are required and provide a quote.
Design Development
We develop the remodel design — new layout, structural modifications, fixture locations. You review and approve before we finalize.
Construction Documents
Complete plan set covering the scope of work — floor plans, elevations, sections, structural details as needed, and energy compliance.
Permit Submittal
We submit to your building department and manage the review until your permit is issued.

Priced on the total square footage of the existing home — not just the remodel area. We must draw the full existing home as a baseline before showing the proposed changes. This fee covers the architectural plan set only. Structural engineering, if required, is a separate fee quoted after plans are complete.

Architect / Engineer: Structural engineering ($2,000–$4,000) is required when removing load-bearing walls, adding a second story, or making significant structural modifications — this adds 10–30 business days to the total project timeline when combined with the architectural phase. David's master's-level engineering education means we can often anticipate these requirements early. The structural engineer works from the completed architectural plans — their fee is separate and quoted after our drawings are done.
