Priced on the total square footage of the existing home — not just the garage. We must draw the full existing home (all floors, all rooms, site plan) plus the proposed conversion. This fee covers the architectural plan set only. Minimum project fees apply.

If no structural engineer is needed, plans are ready to submit after architecture is complete. If structural work is required, expect 10–30 business days total. No solar or fire sprinkler design required for garage conversions.

Architect / Engineer: Structural engineering ($2,000–$4,000) is typically not required for standard single-story garage conversions. It may be required if significant structural modifications are needed — we'll advise you upfront. If required, it adds 10–30 business days total to the project timeline. The structural engineer works from the completed architectural plans and their fee is separate.
