We'll give you a realistic total timeline estimate at the start.

We submit to your building department and manage the review. Restoration projects often receive expedited review — we know how to take advantage of that.

Priced on the total square footage of the home being reconstructed. This fee covers the architectural plan set only — floor plans, elevations, site plan, electrical plan, and Title 24 energy report. Structural engineering, solar design, and fire sprinkler design are separate fees quoted after plans are complete. Insurance billing assistance available.

Architect / Engineer: Structural engineering ($2,000–$4,000) may be required depending on the extent of damage and reconstruction scope — adds 10–30 business days total when combined with the architectural phase. Solar panel system design ($800–$2,000) and fire sprinkler system design ($1,500–$3,000) are required for full reconstruction in California — each adds up to 10 business days and runs in parallel after architecture is complete. These consultants work from the completed architectural plans — their fees are separate and quoted after our drawings are done.
