Architectural plans are just the beginning — depending on your project, you may also need a structural engineer, solar designer, fire sprinkler engineer, and multiple rounds of plan check corrections before a permit is issued.

We handle all of it. You share your vision — what you want to build — and we take it from there. One point of contact manages every stage: preliminary plans for your review, full construction documents, consultant coordination, permit submittal, and plan check responses through to approval. The architectural phase typically takes 5–10 business days. The biggest factor in total timeline is how quickly you review and approve preliminary plans — most of the schedule is in your hands.

Days 1–2

Information Gathering & As-Built Documentation

Days 2–4

For projects involving existing structures, we collect all necessary information — site survey, existing plans, photos, and field measurements. Accurate documentation of existing conditions is the foundation of every good plan set.

Preliminary Plans — Your First Review

Days 3–6

Within the first several business days, we deliver preliminary plans for your review — floor plan layouts and exterior elevations. This is your opportunity to request changes, refine the design, and confirm the direction before we finalize. The speed of this phase depends on how quickly you review and respond.

Full Construction Documents

Days 5–10 (total architectural phase)

Once the preliminary design is approved, we complete the full construction document set — every sheet required for permit submittal. This is the deliverable that goes to the building department.

Exterior elevations (all sides)
Building sections and wall sections
Roof plan, foundation plan
Electrical plan, general notes and specifications

Consultant Coordination (if required)

Runs in parallel after architecture is complete

Many projects require outside consultants — structural engineers, energy consultants, solar designers, fire sprinkler engineers. We coordinate with all required consultants, incorporate their work into the plan set, and manage the process. Consultant timelines run in parallel after the architectural phase is complete.

Structural engineering: 15–20 business days (new construction/ADU) or 10–30 business days total (remodels)
Title 24 energy compliance: included in architectural phase
Solar panel system design: up to 10 business days (new construction/ADU/disaster restoration)
Fire sprinkler system design: up to 10 business days (new construction/ADU/disaster restoration)

Plan Check Submittal

After all documents are complete

Once the plan set is complete and all consultant documents are incorporated, we prepare and submit the permit application to the building department. We handle the submittal package, fees, and all required documentation.
