Your review speed is the biggest factor in total project timeline.
How It Works
Site & Scope Review
We review your lot, existing structures, and ADU concept. We confirm what California law and your local jurisdiction allow and provide a scope and quote.
Design Development
We develop the ADU floor plan, exterior design, and site placement. You review and approve before we proceed to construction documents.
Construction Documents
Complete plan set: site plan, floor plan, elevations, sections, roof plan, and Title 24 energy compliance.
Permit Submittal & Coordination
We submit to your building department and manage the review process — responding to plan check corrections until your permit is issued.

This fee covers the architectural plan set only — ADU floor plan, elevations, site plan, electrical plan, and Title 24 energy report. Additional consultants (structural engineer, solar designer, fire sprinkler engineer) are separate and quoted after plans are complete. Minimum project fees apply.

After architecture is complete, consultants run in parallel: structural engineer 15–20 business days if needed, solar design up to 10 business days, fire sprinkler design up to 10 business days.
Architect / Engineer: Structural engineering ($2,000–$4,000) may be required for two-story ADUs or hillside sites — typically adds 15–20 business days. Solar panel system design ($800–$2,000) and fire sprinkler system design ($1,500–$3,000) are required for most new ADUs in California — each adds up to 10 business days. These consultants work from the completed architectural plans and are engaged after our drawings are done.
