The plan set has to satisfy your building department, your structural engineer, your Title 24 energy consultant, and your contractor — all at once. Master's in Structural Engineering

David holds a master's degree in structural engineering and a degree in construction management. That academic foundation means we design homes that are structurally sound from the first draft — not after a licensed structural engineer marks up the plans.

Fast Turnaround

The architectural phase — floor plans, elevations, site plan, and all required drawings — takes 5–10 business days. We send you preliminary plans first (floor plans and exterior elevations) for your review and feedback. Once you approve, we finalize the full construction document set. After that, consultants (structural engineer, solar, fire sprinkler) run in parallel — each typically 10–20 business days. The biggest factor in total timeline is how quickly you review and respond.

You share your lot survey, design concept or sketches, and any specific requirements. We review and confirm scope, timeline, and pricing.

Schematic Design

We develop the floor plan layout and overall design concept. You review and provide feedback before we proceed to full construction documents.

Construction Documents

We produce the complete plan set: site plan, floor plans, elevations, cross-sections, roof plan, foundation plan, electrical plan, and general notes.

Consultant Coordination

We coordinate with your structural engineer and Title 24 energy consultant, incorporating their documents into the plan set.

Plan Check & Permit

We submit to your building department, track the review, and respond to any plan check corrections until your permit is issued.

This fee covers the architectural plan set only — floor plans, elevations, site plan, electrical plan, and Title 24 energy report. Additional consultants (structural engineer, solar designer, fire sprinkler engineer) are separate and quoted after plans are complete. Minimum project fees apply.

The architectural phase takes 5–10 business days. After that, consultant phases run in parallel: structural engineer 15–20 business days, solar design up to 10 business days, fire sprinkler design up to 10 business days. Total timeline depends heavily on how quickly you review and approve preliminary plans — most of the schedule is in your hands.

Architect / Engineer: Structural engineering ($2,000–$4,000) is required for hillside lots, large open-span designs, or when the building department requests structural calculations — typically adds 15–20 business days. Solar panel system design ($800–$2,000) and fire sprinkler system design ($1,500–$3,000) are required for all new homes in California — each adds up to 10 business days. These consultants work from the completed architectural plans and are engaged after our drawings are done.
