As-Built Drawings: Why Real Estate Investors and Realtors Need Them
By Liberty Drafting Studios
As-built floor plans are one of the most overlooked tools in real estate. Here is why investors, flippers, and agents are using them to close deals faster, avoid surprises, and maximize property value.
When a real estate investor buys a property, they are making a decision based on what they can see — and a lot of what matters most is invisible. What is the actual square footage? Where are the load-bearing walls? Is that garage conversion permitted? Does the floor plan match what is on record with the county?
As-built drawings answer all of these questions. And yet, they remain one of the most underused tools in real estate investment and sales.
This article explains what as-built drawings are, who needs them, and why getting them done quickly — before you close, before you renovate, before you list — can save you significant money and headaches.
What Are As-Built Drawings?
As-built drawings (also called "record drawings" or "as-built floor plans") are accurate, measured drawings of a structure as it currently exists — not as it was originally designed or permitted.
Over time, homes change. Walls get moved. Garages get converted. Additions get built — sometimes with permits, sometimes without. The original plans on file with the county may be decades old and bear little resemblance to what is actually there.
As-built drawings capture the current reality: every room, every wall, every door and window, every dimension — measured on-site and drafted to professional standards.
Who Needs As-Built Drawings?
Real Estate Investors and Flippers
Before you buy a property to renovate and resell, you need to know exactly what you are working with. As-built drawings give you:
- Accurate square footage — not the county assessor's estimate, which is often wrong
- Wall locations — critical for planning an open-concept renovation
- Load-bearing wall identification — so you know what can be removed and what cannot
- Existing utility locations — electrical panels, plumbing stacks, HVAC
- Documentation of unpermitted work — which affects your renovation plan and your liability
For a flipper planning a kitchen remodel, knowing the exact location of the plumbing stack and load-bearing walls before you start demo can save $10,000–$30,000 in unexpected structural costs.
Realtors and Listing Agents
Listings with accurate floor plans sell faster and for more money. According to multiple real estate studies, listings with floor plans receive significantly more online engagement than those without.
But more importantly, accurate floor plans protect you from liability. If you list a property as 2,100 sq ft based on the county record and the actual measured square footage is 1,850 sq ft, you have a problem. As-built drawings give you defensible, measured documentation.
Property Owners Planning Renovations
If you are planning an addition, a remodel, or an ADU, your architect or drafting professional needs accurate existing conditions drawings to design from. Starting a design without as-builts means your designer is guessing — and guesses lead to expensive surprises during construction.
Insurance Claims
After a fire, flood, or other casualty event, insurance adjusters need documentation of what existed before the loss. As-built drawings — especially if prepared before the event — provide the most accurate basis for a replacement cost claim.
If you own rental properties or investment properties, having as-built drawings on file for each property is a simple form of insurance documentation that can significantly strengthen a future claim.
Lenders and Appraisers
Some lenders require accurate floor plans as part of the loan documentation for investment properties. Appraisers use floor plans to verify square footage and layout, which directly affects the appraised value.
What the Process Looks Like
At Liberty Drafting Studios, our as-built process is straightforward:
1. Site Visit (2–4 hours for a typical single-family home) Our team visits the property with laser measuring equipment and takes precise measurements of every room, hallway, and space. We document ceiling heights, window and door locations, and note any unusual conditions.
2. Drafting (same day or next day) Measurements are converted into professional CAD drawings. We produce floor plans for each level, typically at 1/4" = 1'-0" scale.
3. Delivery (within 24 hours) Final drawings are delivered as PDF and DWG files. For most residential properties, we deliver within 24 hours of the site visit.
Pricing: As-built drawings start at a flat fee based on square footage. Use our online calculator to get an instant estimate.
As-Builts vs. Permit Plans: What Is the Difference?
This is a common point of confusion. As-built drawings document what exists. Permit plans are what you submit to the building department to get approval for new work.
If you want to legalize unpermitted work (a garage conversion, an addition, etc.), you typically need both:
- As-built drawings showing what was built
- Permit plans that demonstrate the work meets current code
We handle both. If you have unpermitted work that you want to legalize — either because you are selling the property or because you want to do additional work — call us. We can assess the situation, prepare the necessary drawings, and manage the permit process.
The 24-Hour Difference
In real estate, timing matters. A deal can fall apart in a week. An inspection contingency has a deadline. A renovation needs to start on a specific date.
That is why we built our as-built service around a 24-hour delivery commitment. We schedule the site visit, take the measurements, and deliver the drawings — all within one business day for most residential properties.
If you are in the middle of a transaction and need as-built drawings fast, call us directly at 916-694-9949. We serve Greater Sacramento and within 100 miles.
